Acquisition and Syndication of Commercial Property.

The directors of Scope analyse Commercial and Industrial Real Estate assets and review the assets in accordance with our predetermined investment criteria,
in order to identify suitable investments to include in our portfolio.

A systematic formal acquisition and syndication process is adopted when a suitable property has been identified, which includes but is not limited to:

  • Secure prospective properties under conditional contract.
  • Secure debt funding.
  • Engage valuer.
  • Prepare Information Memorandum.
  • Raise Equity.
  • Establish acquiring entity.
  • Conduct due diligence investigations.
  • Engage other relevant consultants.
  • Finalise purchase. 

Project Management of Capital Works Programs.

Scope takes a proactive view of capital works on assets within its portfolio and undertakes the project management of all associated capital works.

The extent of works that are undertaken as part of the project management function include:

  • Undertaking feasibility assessments.
  • Obtaining debt funding.
  • Engaging consultants and associated professionals.
  • Managing & reviewing contractors and associated works.
  • Administering and concluding contracts.

Assisting clients to acquire/lease property.

Scope through its network of real estate agents and property industry professionals coupled with our industry knowledge
can assist prospective purchasers and lessees achieve their desired property outcomes.

Through a detailed review and analysis of clients requirements Scope can ensure key preferred property attributes particular to each client are delivered upon.

Syndicate Management.

Scope directly manages all syndicates within its portfolio drawing on the skills and the chartered accounting backgrounds of its executive directors.

Syndicate Management functions undertaken by Scope include among other things:

  • Preparation of financial statements
  • Maintain the trust’s financial records
  • Liaise with the trust’s loan provider
  • Review and interpret leases
  • Facilitate preparation of tax returns
  • Liaise with syndicate members
  • Administration of statutory returns and lodgements
  • Preparation and administration of cash-flow budgets and financial forecasts.
  • Satisfy requirements of the ASIC relating to the Trustee
  • Payment of expenses and syndicate distributions

Property Management.

Scope, through its related entity Scope Property Management Pty Ltd, directly undertakes all aspects of Property Management for every asset in its portfolio.
Scope Property Management Pty Ltd, are licensed real estate agents, Triennial Certificate no. 60743.

The Directors of Scope maintain the view that there are distinct advantages in a related party directly managing its Commercial Property assets.
Some of the benefits include:

  1. Maintaining a detailed knowledge of the operational issues associated with the asset.
  2. Ensuring the appropriate preventative maintenance programmes are adopted and maintained.
  3. Having a detailed working understanding of the operative provisions of the relevant lease documents associated with the respective properties.
  4. Maintenance of regular communication with the tenants assisting in renegotiating and varying leases.
  5. Effective management of exit and ‘Make Good’ obligations of outgoing tenants.
  6. Effective coordination of transitions between incoming and outgoing tenants.
  7. Effective management of tenants lease payments.
  8. Ensuring tenant’s requests and needs are addressed in a timely manner.

Property management includes the following:

  • Communication with tenants
  • Engage and instruct solicitors in relation to the preparation of all lease documentation;
  • Consider opportunities to maximise returns to the trust in relation to the property;
  • Conduct lease negotiations with incoming and outgoing tenants at the property;
  • Review and research rental rates
  • Collection of rent and payment of expenses relating to the property
  • Conduct property inspections
  • Co-ordinate any capital works at the property
